What a Real Estate Postcard Template Actually Contains

Open a blank template and you get four lines, not a design. The trim line is where the blade cuts. The bleed line sits 0.125 inches outside it, and any background that should reach the edge has to run out to that line. The safety line sits 0.125 inches inside the trim, and nothing you care about reading should cross it. The fourth is the address side, already blocked out so you can see where the postage, the address block and the barcode zone will land.

Five Real Estate Postcard Layouts That Pull Replies

Every layout below is the same skeleton: one photograph, one headline you can read at arm's length, one offer, and a contact block. What changes is the reason the homeowner keeps reading.

  • Just Sold. The property photo takes the top two thirds of the front. The headline is the number, not the word sold: the sale price or the days on market. On the back, two lines about what it means for the neighbor reading it, then your ask. This is the highest performing layout in a farm because it is proof rather than a claim.
  • Free home valuation. A clean front with almost no photograph and a large headline. The offer is the whole card. A QR code on the message side goes to a valuation page, never to your homepage, because the click has to land where the promise was.
  • Expired listing. No stock photo of a house. Use your own portrait and a short headline that names the situation plainly. The message side carries three lines about what you would do differently and a direct phone number. Address it to a real list, since this only works when the recipient knows their listing lapsed.
  • Coming soon. Photo front, one line of text, a date. Its whole job is to make the neighbors talk before the listing goes live, so it goes out to a tight radius, not a whole zip.
  • Market update. The only layout that earns a 6 by 9. Three or four numbers on the back set as a small table, your name against them, and a line offering the full report. Numbers have to be your own market data, pulled the month you mail it.

Whichever layout you use, keep the front to one message. A card carrying a just sold photo, a valuation offer and an open house time reads as an advertisement and gets sorted into the recycling with the rest of the mail. Writing Copy That Fits on a Postcard

You have about six words on the front and forty on the back. That constraint is the reason postcards work, and it is also why most of them fail. Write the offer first, then build the card around it.

Headline. Six words or fewer, set large enough to read from arm's length. On a 4 by 6 card that usually means 24 to 30 point. Say the specific thing: the sale price, the street name, the date. A headline that could sit on any agent's card in the country is not doing any work.

The body. Three short sentences on the message side, in the left column. Name the neighborhood. Give one fact only you have. Ask for one action. Do not fill the column because it is empty, since white space is what makes the address side scan as personal mail rather than a leaflet.

The compliance line. Most state real estate commissions require your licence number and brokerage name on advertising, and a postcard counts. Set it small at the bottom of the message column, out of the barcode zone, and it will never be the reason a card gets pulled.

The QR code. Print it at 0.8 inches or larger with a clear quiet zone around it, and point it at a page that matches the offer. The Address Side Rules, and Getting the Batch Out

The address side is where a good looking card gets rejected. Four zones are not yours to design in, and every one of them is easy to break by accident.

The barcode clear zone runs 4.75 inches wide and 0.625 inches tall across the bottom right corner and has to stay completely blank. The postage area sits in the top right, whether that is a stamp, a meter mark or a permit indicia. The address block itself needs a light background so the optical reader can pick it up, which rules out running a dark photograph behind it. What size should a real estate postcard be?

Do I need a mailing list, or can I mail a whole neighborhood?
